reference for tenant

We rent a property to three lads, one of them has been offered a job up country and requires a reference to give to a new landlord. We have had no trouble with this lad, the other two can be a bit of a pain, what exactly do we put on the reference, first time we have been down this road so any advice would be great. Didnt get references from them when they moved in as they were friends two sons and their cousin.

  • Give an honest reference, that is all that can be required of you. Don't mention the sharers if they are not included in the new tenancy. Just say that his payments have been on time, he has not caused any problems and that you are happy to give a positive reference. Also state, if true, that you would reconsider him as a tenant in the future.

    I did exactly the same sort of reference in the past for a lodger. She was a bit of a pain, however.

    Just concentrate on the facts. Normally it is sufficient to confirm the person has been paying his/her rent (though I made no mention of the timeliness of it) and has nothing outstanding. Also confirm the start date of their tenancy.

    In my case, I didn't even say anything about the negative bits. You don't have to mention them, if there are any.
