Home Insurance for house with history of subsidence

Hi,

I have bought a house with some subsidence movement in past but clearly no continuance of the same - as stated by the mortgage surveyor.

But when I tried get insurance none of the major insurance companies were wanting to underwrite on phone or through.

Does anyone have had encountered the same - are there companies who would insure based on current situation - may be verification by survey, etc - or are there other solutions.

Please help.

  • It could be worth finding out who the previous owners insured with and try them. As an aside what does your mortgage surveyor/lender have to say on this issue...they have let you buy a house with a mortgage that it is uninsurable? Sounds like very poor service to me...

if the survey says words to the effect "the property has sufferred prevous minor movement... but this is non-progressive" i'm surprised none of the major insurers will do it as most surveys on properties about 100 years old all say the same thing - the surveyor is covering his back.
Heath Lambert (broker) have a scheme for Previously Underpinned Properties (P.U.P.S) but i doubt yours has been underpinned. Another is Towergate Strovers who have a similar scheme. Try and visit a local broker armed with a copy of the survey - they should be able to find you someone to look at it sensiblely.
The previous post is quite right, the previous/current insurers should be your first port of call though.

  • Thanks Jasonking and stooby, this is exact wording - you hit nail right on the head the surveyor is covering his back. Let me try physical brokers rather than online brokers with a copy of the survey.

  • And also let me try if I can find the previous insurer.

Try contacting the British Insurance Broker's association - they should be able to help you...
