Buying a new house with an architect's certificate problem!!! Please Help!!!

    As for the story of the slate falling off then yes there may well be more chance of a architect having a word with the builder and sending them round even if it isn't covered in under their certificate!     I know what your saying here but it's peice of mind for us that we get the correct cover, the guy further up is going on about if the builder can honor the new agreement but as with an LACB of NHBC they dont need to becasue it is covered by the LACB or NHBC office and not the developer them selves. I'm not saying that the story about the slate falling off the roof was a lie, he may well just be a proud bloke who doesen't want his work to look shoddy or doesen't want to look like he doesent care. The Bull part is that fact that they claimed off the architects certificate that doesent cover stuff like that. I've seen the house my self and I must say on the surface it does look impressive and well done which is why we like it so much. Of course I dont know what the underlieing infrastructure is like I know nothing about buildings and architecture. If I get the LACB then at least I's have the benefit and peice of mind from both the architects certificate and the LACB certificate and of course HSBC will then give me a mortage. I'll see what happens anyway, have spoke to my essate agent and asked them to pass on my number to the current developers to have a chat to them in person instead of getting the estate agent to relay messages between us.
  • Just had to pull out of this sale in the end, when it was just looking like they were talking about getting the LACB they talked to their solicitors and went compleatly the other way and insisted that we had to changed our finances to suit their architects certificate. They said they are the developers and that we have no business or knowledge of what they should be doing in the building business. Sounds like something the solicitor have talked them into, well done him any way, he just lost them a perfectly good buyer. I'm kinda happy now really becasue it all sounded a bit dodgie to me.

    Well back to the house searching grind.

    I dont blame you. If HSBC wouldnt have accepted, who would have said that when you came to resell OTHER companies wouldnt accept the certificate. Not sure where buildings insurance would stand either.
