    PS Jiust to clarify, the blokes dont work for the builder, they have been set on to deal with the people looking at the homes

    Not all IFA's have access (or inclination due to commission levels) to the whole of the market - that is why

    You have been advised several times by several people to get independent advice. There is also a wealth of information on these boards as to current deals etc direct with banks

    Your "great" deal you have negotiated only means something when you end up with a good mortagge dal with a company that happily agrees the property valauation and doesn't downvalue your new home by 30% due to silly sales practices by developers ramping prices

    Lets also hope you don't end up with any lease issues (not sure if its a flat or not) that weren't highlighted by the poperty developers favourite solicitor as has been highlighted on these forums many times.

    You may of course have none of these problems - its your choice

  • thanks everyone i understand your comments about me getting ripped off, but i feel they are all above board and i know the correct valuation of my house and the one im buying plus the area im buying into.
