Plus if they are getting £1100 per month I would say your valuation at £210k may be optimistic0

We're in a similar situation, although as it happens we are renting the house we'd like to buy.
Our landlady is quite clear that unless she gets a good price for selling the house, then she'll happily keep it and rent it out until the market improves.
Unfortunately there is often less impetus for owners of rental property to sell than owner-occupiers. The best you can hope for is that it doesn't rent out, which may force the owner to re-think the selling price.I've got a plan so cunning you could put a tail on it and call it a weasel.0 -
OK, so I went in to chat to the senior agent face-to-face today and he was surprisingly candid. He said that he wants to make the sale, presumably because he doesn't want the property sitting on his books any longer, and he seemed surprised at the vendor's unwillingness to negotiate. To try to get things rolling again we have upped our offer to £222,500, in the hope that the vendor will be willing to compromise.
We have another similar property to view this weekend (owner is repainting it this week) so we feel that we have other options.
On a different note, it is quite entertaining asking what agents think of properties (and their valuations) listed by their rivals...0 -

Estate Agents are salesmen at the end of the day - they will say whatever is needed to get a sale in many cases. As long as he knows he has you talking he has a chance of a sale so will bad mouth his own vendor / rivals/ mother etc as long as he is making progress bridging that gap between vendors expectations and your own expectations.
What I am saying is don't be mistaken thinking you have him sussed or onside as a friend

Yes, well spotted! As I've said, it's in a quiet village, which we like, but clearly the vendor is not desperate to sell, although in my mind it is clear that prices are still falling: presumably the place will sell for less next year? (my partner and I contemplated waiting 6 months to see whether the place will be listed for sale again when the imminent tenants are due to leave - as then we could see whether the asking price had come down further).
Those photos must be at least a year old now - the garden is a jungle and if you can zoom in then you can see that all of the window frames are in fairly urgent need of sanding, filling and painting before the wood is ruined (I was quoted ~£1000 for a similar-sized property). There are a couple of areas of crumbling mortar that I spotted too. Bathroom suite needs binning and the kitchen is desperate for refreshing, plus the back boiler(!) will have to be replaced with something more modern and efficient (quoted >£5000 for that as new boiler will have to be in a different location). One or two other cosmetic areas also - garage door is almost bereft of paint, cracked plaster around plug sockets, and on our second viewing I detected a smell of smoke that I'm positive wasn't there on the first viewing (our current house was previously occupied by a smoker, now deceased, and needs to be ventilated continuously otherwise it smells like a pre-smoking ban pub).
Following my very positive and helpful chat with the senior agent yesterday I am awaiting his call today - it will be interesting to discover whether the vendor is willing to negotiate on price at all. My partner is quite excited but I'm managing to remain objective as we also have our eyes on a different property that I cannot seem to find on Rightmove at the moment (it's a 3-bed semi with detached garage, generous gardens front and rear, next to fields, and we quite liked the cheeky pre-viewing nose-around that we managed at the weekend. Same distance from work as the 4-bed place, and on for £200k) but is listed on the EA website as "coming soon".0 -
p.s. yeah, Phil and Kirsty (or "pig-face" as one very unkind person at work decribed her - a bit mean if you ask me) make it look a bit easy. I can't help thinking though that Phil Spencer and Kev from Grand Designs (both married I gather) would make a nice couple...0
