Bad credit renting - tips/advice?

I've explained my circumstances quite a bit in two other threads. Basically, I'm voluntarily having my (mortgaged) house repossessed for various reasons. I am several months behind on the mortgage and have various other arrears/defaults for unsecured debt. The property is shared ownership so I am also several payments behind on rent to the housing association.
I'm moving out soon and am looking for a place. I intend on moving in to a rented 2 bed flat with a work colleague. We are both on fairly good salaries (me £36k p/a, colleague £42k p/a) and are both in a very respectable profession. My colleague has a good credit record and references. I don't have any references and have a bad history for credit any paying rent. I can get a guarentor if needed. I am in the process of applying for an IVA. So my circumstances are:
Good:
-Good salary £36k+ per year.
-Respectable profession
-Renting with another single professional male with good salary £42k+ per year who has a good credit rating.
-I have a couple of months rent available as a deposit.
-I have a guarantor willing to put their name down for me.
Bad:
-I have a bad credit rating and bad record of rent payments
-I am applying for an IVA.
What are my chances of being able to rent if I am honest about all this from the start? Or will it be an outright rejection?
What is the best advice/tips for getting accepted?
Will agencys only see CCJs (I have none)/IVAs/bankruptcies on credit checks or will they see every missed payment/default??

I can't see why there is any reason for a landlord not to accept your circumstances if explained with evidence. I HATE estate agencies they are unscrupulous at the best of times! The landlords are usually sympathetic to circumstances. If you ask an agent to call and speak with the landlord of a property you would like to rent I can't see there being a problem. You have a job and you'll pay the rent. That is top of the list. We are renting, no where near your wage bracket but still had to pay £200 to the estate agent to do a credit check we knew we'd fail as we didn't earn a few pounds off the recognised wage you need. We ended up having to pay this, basically throwing away £200 pounds. We had to borrow 6 months rent off a family member, after the 6months was up both we and the landlord "got rid" of the estate agent and happily have a month to month tenancy.
I only reply to your post as no one else has but it just goes to show that it isn't always the landlord that is the obsticle!
