The first buyer heard on the grapevine that the house was going on the market and thought he'd get in there first and buy it as a private buyer. His mortgage company were being very picky and wanted information from him that took time to obtain and then we gave him a deadline because we couldn't wait any longer. Once it went on the market, he was still actively sorting out the mortgage and he wants to be 100% sure the funds are available before he puts in an offer. He had a valuation survey done on behalf of his mortgage company on Thursday so he's just waiting to hear back from that. Meantime, a 2nd buyer has now shown interest and they are in a hurry to get mortgage proceedings underway because they are aware of the competition so that they too can put in an offer. It'll be first to lay the offer on the table with mortgage intact that will get the house. No offers yet, but will have at least one this coming week.
  • Cannot see why you don't put it to sealed bids. Both parties are prepared to pay asking price, and can both move. I'd be putting the price up and seeing what happens...

Why did he need to do this? Wouldn't his mortgage lender accept your Home Report?

Googler...seemingly his mortgage company (Abbey Santander) wanted to do their own valuation despite us having already done the home report. Their valuation came back as exactly the same as the HR....total waste of money and time if u ask me!?

Didn't see the point of going to sealed bids because we asked for what the house was worth and i can't see people paying over and above the value for it.

Anyway, great news.....we got an offer this morning for the full asking price and we have accepted!!!!! :j Reckon we should get reduced rates from EA for selling the house within 1 week but can't see them agreeing to it lol!!
