Buyers fighting to buy our house lol!!!

We put our house on the market 2 days ago at a fixed price and we've already had 2 buyers who want it. They both want to put in offers for the full price and they know of each others existence so it's gonna be a race to the finish line. Its a great position to be in because i know that houses can take months to sell!!!! :j
The 1st buyer knew of the house going on the market a few weeks ago so has been setting up a mortgage but has been having to jump hurdle after hurdle with his mortgage company and still isn't at the stage where he can put in an offer and the 2nd buyers came to view last night and want to move as quick as possible because they know they have competition. There's a definite fight going on between them both.
I spoke to the estate agent yesterday and she's advised me that the first person to put in an offer with the funds in place will get it. Its exciting to know that our house is going to sell so quickly because we're moving into our new house at the end of November. :T

You lucky lady! Very pleased that you're in a good position - but sadly someone will be sorely disappointed. Just be fair to all parties and as you say, it's just a race to the line, which will be soon.Feb 2012 - onwards MF achieved
September 2016 - Back into clearing a mortgage - Was due to be paid off in 32 years in March 2047 -
April 2018 down to 28.00 months vs 30.04 months at normal payment.
Predicted mortgage clearing 03/2047 - now looking at 02/2045
Aims: 1) To pay off mortgage within 20 years - 20370 -
I know....I won't believe its sold until I see it in writing lol. Both buyers are desperate to have it and someone will be disappointed. At the end of the day all we want is a completed sale so it'll definitely be first to the finish line so the race is on!!

Maybe the OP is looking for a fast sale and has instructed the EA to price it realistically! Sealed bids are ok but has a sort of finality about for the losing party. Much better to let them compete with each other to see who is quickest getting their ducks in a row. Then if one does drop out for some unexpected reason there is still another runner coming up on the outside.0 -
The estate agent gave us a pre-sale valuation and we've also had a home report done because we stay in Scotland and they both came in at the same valuation so it's definitely on at the right price. Its in immaculate walk-in condition and I think that's why its so attractive to buyers. We decided on a fixed price sale because we wanted to sell quick so that we're free to move to our new house.
Think its just a waiting game to see who gets to the final stage first.0 -

A fantastic position to be in, well done.
However, I'm with nollag, even if you get a few thousand extra, that's alot of money and should the winner not be able to perform you'll still have the loser in the background. Definitely worth trying to eek out some extra cash if they're that desperate.0 -
With all this talk of fights, races, won't the other buyers be disappointed and is the asking price too low, it might be worth remembering that the OP hasn't actually had a proceedable offer yet.
One buyer has been trying for weeks to get a mortgage and the Estate Agent seems to be suggesting that the other buyers don't have funds in place yet either.
Not trying to dampen your spirits, OP, honestly. It is great to get some interest in your house, but that's all it is at the moment. You seem to have concluded that the house is definitely going to sell to one of these buyers, but it may not. You need a proceedable offer first.
