    Location Location Location this week had first time buyers with similar budgets to you, in these same areas. I think they went to Streatham in the end..but looked around Tooting and wimbledon too. It might be on 4Od if you wanted to watch it?

    Yes, I saw it. It's a little frustrating because it puts Tooting on the map for buyers, even more so than before, thus increasing the competition for properties. However, at least both buyers managed to get their places for below asking price, which was reassuring.
  • Hi we are moving from Colliers Wood (we are right on the boarder between Tooting and Colliers Wood) as we can't afford to buy here to South Norwood. Much cheaper you would get a house with your budget and the train is 12 min to London bridge.

    For £250K you can buy a 4 bedroom detached home with garage, garden, and 2/3 bathrooms where we live. Train takes one hour 30 minutes to reach london.
    Good schools and transport links and you have countryside everywhere!
    Great place to live and have kids but you dont get the clubs, museums, riots!!! or mugged in the streets

  • I used to visit leytonstone/southwoodford/wanstead from a quieter area --> Clayhall.

    Most will be around £300k but they're going down and I'm sure you can get a house for under £250k if you like the area. I want to live there when we can afford a house as well. Nice schools feels safe and is very quiet. Ilford is close by car and bus as well as barkinside station (about 30 minutes walk or 5 mins by bus).

    Yeah one couple got 25k ish off didnt they? I was quite suprised.

    Yes, I have heard that parts of Leytonstone are nice, though so far not shouts on this thread until now. I would welcome more information about the area and which are the best parts.

    A shout for Leytonstone
    As a first time buyer in 2005 I bought my 1 bed flat there with a communal garden and parking place and it was lovely
    The Bushwood area and upper leytonstone are the best areas (from the overground station up to the tube are the best areas)

    some friends of mine just bought a 2 bed house with a garden nearby for less than your budget I think.
    and they just had a baby...

    transport links are great and it's miles better than Leyton or stratford...
