Quick question re house sale and credit reports

Hiya

Have put property on market and received lots of documents from the solicitors representing us re the sale.

We own property outright and mortgage finished about 6 yrs ago. Have only glanced at the docs but it says we needs to produce identification and gives a list stating one item from the list is fine to use, one of the options is a copy of your credit report & next to it say it is needed but above it says to bring just one thing from list e.g. driing licence - so does anyone know do we need to obtain our credit reports too or have I just misinterpreted it?

Tried to get hold of the solicitor but they are out of the office and no one else available to answer just wondered if anyone here knew for certain, want to get the ball rolling on the paper work & just wondered if I need to obtain these?

    The solicitor will obtain his own copy of your credit report. You just need to give him the documents mentions and he can do the credit search.
    You had me at your proper use of "you're".

    Thank you , just didnt even occur to me it would be needed lol I guess its to prove the mortgage is paid, no secured loans, bankruptcy charges etc x

    The solicitor is required to satisfy the money laundering requirements by obtaining an item of identification and an item for address verification. How they do this is their choice.

    If you take (for example) a passport or driving licence and a bank statement or council tax bill those should be fine. I wouldn't obtain a copy of your credit file unless you have no other option.

    They may be able to carry out an electronic identification check so you only need to take one of the items.

    The solicitor uses the search of the Land Registry documentation to ensure there are no mortgages on the property. There is also a separate bankruptcy search. When you repaid the mortgage, did the lender remove their entry from the Charges Register?

    Thank you we have lots of ID mainly bills lol - no I just thought it odd as we dont have a loan or mortgage or property and deeds and land registry would show that I would assume, and we are not looking for a mortgage or anything to move to we are downsizing so thought it strange but it was under the monder laundering section if I recall, doesnt really matter was just more curious lol and thought had better apply for them if they need them x

    I'd imagine any one ite from the list, but only the solicitor can state catagorically what will satisfy the solicitor.
