    Being evicted (rather than having CCJ..) is AFAIK not going to show up on credit checks etc... although some LLs/agents do ask on application forms "have you ever been evicted.."... but answering "no" ain't likely to be found out before tenancy granted...

    Re references well yes, but consider...

    Landlord (old, new, sensible or not..) wants tenant out: T does not leave at S21 expiry date (as is his absolute legal right, just as issuing S21 is LL's absolute legal right..). LL not happy: LL goes to court.. maybe eventually up to and until bailiffs turn up to carry T out the door..

    If at any time in that process T contacts LL and says "I'll leave tomorrow if you give me a good reference" what do you think most Landlords will do?? Yes, almost all will give a glowing reference to get T out, property back & stop spending on legal fees.

    I myself took some tenants, got reference from their current Landlady,... fine.. 2 weeks after they moved in she 'phoned me up again to tell me they'd left the place in a right mess, damage and rent not paid... funny that! That's why some Landlords take up references from previous LL as well as current one...
