    What, and let some "buy-to-let parasite" have all the money she's ever worked for - I can't see her doing that somehow.

    If it wasn't for buy to let landlords a lot of us would have nowhere to live.
    It's someone else's fault.

    Given you age, are the children adults? Do you need to buy a property so large? £65k would pay for a decent small sized place with maybe a top up mortgage and presumably you intend to work more than 18 hours to survive.

    Thanks for all the helpful replies and weblinks, they've been really helpful (I've never had to look into any kind of benefits before - apart from child tax credits). Although I'm quite old, my children are aged 8 - 14 so still a lot of child care years left till I could get by with a wee house just for me, I also live in Scotland where your average 3 bed ex-council property is just over £100K. I will look into getting the extre 35K mortgage (didn't think I'd be able to on my wages).

    it's a viable 'plan b' if she cant get a mortgage.

    Pink4 - why are you only getting 50% of the Equity, you may be entitled to keep the house and your ex provide for the kids. Have you been to a solicitor?

    Scotland is very hot on the family home staying with the kids and whichever one of you has custody. Get proper legal advice. If your oh thinks he is going to walk away with half the house he is in for a nasty shock.

    Please, please get yourself to a solicitor as you must not give up you childrens' home without proper legal advice.

    Oh forgot to mention, the house/rest of mortage is in my name soley - does this make a difference ? I also want to be fair to other half as it is a mutual split (even if not amicable). I will speak to solicitor anyway, but just don't want to get bogged down with solicitor letters/huge bills !
