Solicitor's stuff about a mortgage.

We had no mortgage but took out a mortgage for an extension. How much should the legal stuff cost? I feel a bit ripped off, but may be wrong.

    A remortgage of an unencumbered property?

    Is it freehold or leasehold and is it registered land?

    Not much less than if you were to purchase the property, the solicitor is also acting for the mortgage company so all checks would need doing.
  • It's freehold and registered with the land reg. The total bill came to more than £600 with bits and bobs. £395 for the fees themselves.

    Sounds about right - £395 for the actual costs (presumably plus VAT) and the remainder for various search fees and Land Registry fees as these will generally need to be done to satisfy the mortgage lender.

    I agree. That sounds about right.

    As there's no existing mortgage, you can't take advantage of many remortgage products offering free legals.
