    Agreed. The worst excesses of the bubble were in large due to easy credit (i.e. dangerous lending practicies).

    If they had pulled the plug earlier, prices would have corrected sooner, and the economy would be in much better shape today.

    Therefore it can indeed be concluded that had house prices crashed in 2004, the majority (including home owners) would be much better off today.

    Yes
    Linto/Trugelmir. House prices crashed nominally in 2007. They have continued to fall in real terms since.
    The argument about whether prices would crash is over.
    Your trolling positions diminish you, and any other arguments you care to make.

    Any idea of the actual address of that one? I see, for example, that number 49 sold for £104k this time last year and it last sold at the end of 2006 for around £99k.
