Tearing my hair out over house sale - please help!!

Please, can anyone give me some good advice on what to do?! I'm at my wits end!
Basically the buyer of our house and his solicitor seem to be coming up with reason after reason NOT to exchange contracts. The buyer claims he still wants it, but I feel we may be being messed around.
Prior to accepting their most recent offer they managed to knock us down by 10 grand, which we accepted begrudgingly.
Now we are coming under pressure from the seller of the house we're buying - he wants to exchange asap and so do we.
We've done all we can to speed the exchange up, including chasing up an old fensa certificate when our buyer's solicitor expressed concerns about the mortgage lender not accepting indemnity insurance.
The buyer's solicitor has repeatedly put off the exchange date - today was the final straw for us when they said that they don't want to exchange until the completion date because they want to be sure that their funds came through ok (they blamed it on a 'picky' lender)
Now as we dont trust the buyer (understandable after all these delays), how can we be expected to book removals, pack up, organise utilities etc in preparation for a same-day exchange-complete, before we know that the buyer wont just pull out at the last minute???
Should we just pull out oursellves and look for another buyer?
Please someone help, because all this anxiety is having a detrimental effect on my health!

All I can say to you is "tell me about it" im waiting for exchange and the buyers solicitor are lying, dragging it out, and f**ing me about no end.
Yesterday I said if we dont exchange today, then Im remarketing the property tomorrow.
we havent exchanged today or yesterday, so I now have to stick my money where my mouth is and tell the estate agent to open up for remarketing asap.:beer: Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.

Again, no advice here, but sympathy and agreement. My buyer still hasn't even instructed the sols after 2 months...we're putting it back on the market if nothing by the weekend, I think.
I'm terrified of losing the house I'm buying but then just sitting around doing nothing isn't going to get it any quicker either...
Maybe try explaining your fears to the EA and see if they can buck the buyers ideas up?

There is no chain involved.
I'm on the verge of telling the buyer to go f*** himself.0 -
Call their bluff - tell them if they intend on going ahead then to exchange contracts, if they don't want to then you will find another buyer. It will force their hand, and either way you know where you stand - buyer goes ahead, or you need to find a new one.0

I'd be really careful here.
You say they've already dropped you 10K if you agree and wait to do exchange and completion on the same day, what's to stop them dropping you another 10K?
Very few people would choose this option as it's so stressful, but a professional (so called) buyer might see this as an ideal opportunity to get your property really really cheap.
This smells very fishy indeed.
Go for exchange but make sure there is at least 5 working days before completion.0 -

I am an estate agent for my sins and I get worried if we don't have both sides solicitors within 48hours!
Your EA should have advised you to remarket along time ago. Get another agent this ones fast asleep.0 -
Right, I've just let them know that if they haven't exchanged by close of play tomorrow, they need to send back the paperwork.
Finally feel like I've taken the initiative on this.
