signing over house deeds

Could anyone help with any information on signing over house deeds. My girlfriends mother took out a mortgage on her behalf but my girlfriend makes the mortgage payments each month. There is still £20,000 owed on the property. Her mother is willing to sign over the property, but how does she do it and what are the legal implications. Any help appreciated.

    I have just had to do this with an ex partner. I have had to re-mortgage in my name and then my ex had to sign a transfer form stating that he doesn't want any money. This has had to be done through a solicitor.

    there was a letter about this in the Sunday Times money section recently.

    For the daughter to have principal private residence exemption (to avoid the Mum paying CGT on the gain in the property value during the Mum's time of ownership) should would have to justify to the revenue that it was her property, she has paid the mortgage and other bills and the reason she didn't put the property in her name was not purely to evade tax. The "money queries" answer was that it should be possible but not guaranteed.
