Burn mark on carpet - rental place

Iron fell on floor, burn mark in carpet.
Carpet was new when I moved in 2.5 years ago.
LL wants to deduct some of my deposit because of the burn.
He also wants me to pay to professionally clean the carpets, - so won't be replacing them (even though he told me that he always puts in new carpets every couple of years when a new tenant goes in).
How much is reasonable?

Iron did not just 'happen' to fall on floor. You were in charge of it (or should have been) so you are responsible for the damage.
If carpet was new when you moved in I assume it was very clean. Your obligation is to leave the property (and carpet) in the same state as you found it (less wear and tear) - ie very clean. And no - iron burns are not wear and tear they are damage.0 -
haha - will be interesting to see how much our LL's want from us....
Like most people, they'll be after for as much as they can get.
I'll get the carpets professionally cleaned, and if he's request for the extra for the burn mark is unreasonable, i'll leave it to the disputes agency to decide how much I should pay him. I'm in no rush for my deposit back.0 -

Surely if the LL is not taking any action to repair or replace the carpet then he suffers no loss and there's nothing to pay?What goes around - comes around0

So you had a new carpet and you damaged it. Its hard to say what is fair, without knowing the cost of the carpet, but id have thought you would end up losing between half and 2/3 of the cost of a new one, including fitting. Will the deposit be suffient to cover this? Otherwise you may end up facing a bill for any shortfall.0

Yes, i'm inclined to agree with you, as it's difficult to put a figure on it.
I've just brought my own place, and i'm so glad to leave all this sort of **** behind me!Horah!!
