if you are converting the roof to be habitable rooms then the roof has to meet current regs - unless it is a listed building - if the loft is to be used for storage there is no requirement if the existing ceiling is insulated and building control wouldn't need to be involved at all

We're not, & I don't think the OP is either.

We're "just" re-roofing and insulating. No space in the attic for storage - barely any space for insulation, hence the need for dense insulation.

it's very difficult to tell exactly what is going on

the bit that concerns me is that for about 5 foot of the pitch of the roof, there is no loft space, as there is a sloping ceiling directly under, and parallel to, the roof tiles.

to me that would indicate that part of the ceiling to a habitable room is a coombe type ceiling and if the new works require a building warrant it is likely they will have to meet current regs for conversions/extension to the insulation envelope - if however the re-roofing works are exempt from a warrant then the op can put anything they like up as there is no requirement and building standards can't tell you what or what not to do

sorry, I will try and clarify... a cross section of my house would look something like this... (roof in red)

    loft.jpg

.. I need to replace the roof, as it is shedding tiles, I don't want to change anything re the layout of existing rooms, but I would like to insulate under the slates where the ceiling slopes.. hope that males sense.. do I need to talk to building regs before I do this?
  • help?? can anyone advise re building regs?

another query - there seem to be a lot of roof insulation offers around, but all for the soft wadding stuff you put in the loft - is there any help towards buying or installing this sort of insulation?

I had someone come round my door a couple of weeks ago - saying we'd get 12 inches of insulation added for £99. I thought that was a good deal, but then they asked if anyone in the house was in receipt of any benefits. My son gets DLA so we actually got it for nothing.

Is there no government schemes at the moment? I thought that was what we got ours done under.

Sorry, I just realised it's the boards you want.
  • Hi Jackie, I've been looking into those schemes too, to get the cavity wall done and the flat bits of the loft - I've got someone coming out to give me a price, but it is advice on the boards I am looking for here.

Actually, the roofer has been in touchand recommends 50mm boards between rafters, and has given me a decent price for that, so it sounds like that's sorted...

But, I am a little concerned that building regs have been mentioned in the thread, and would appreciate advice on whether it is necessary for replacing a roof with some extra insulation?

    Building regs involvement: http://www.planningportal.gov.uk/permission/commonprojects/roof/#Worktoanexistingroof
I think if your roofer is in some particular trade body then he self-certifies the work & building control aren't involved
