Preparing home for survey

We're selling our home, and our buyers have a valuation survey tomorrow. Next week, there is a seperate full structural survey (although they've said 2 hours so it may be just a home buyers survey)

Any advice on what we can do to prepare the house? We have one light fitting that doesn't work, would this get reported on? Also, we've got quite squeeky floorboards in one room (after an electrician pulled one up to see how easy it would be to fit spotlights downstairs)

    The thing is to let them in and go and make them a coffee and stay out of the way because you can not do anything major now anyway and the little things are normal...good luck
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    You are worrying when you need not.

    The surveyor should report on everything - I, and the surveyor, may wonder why the light fitting isn't working? They will ask themselves if the loose floorboard was lifted in an attempt to fix the fitting ... and if so, why isn't it working?

    If you try to hide things they will realise and probably write a harsher report, with less of the usual vague language; such and such may need further inspection, something might be nearing the end of its life, etc. Just be helpful and honest.

    I found the surveyor to be very uncommunicative when my house had a valuation survey last year. We need to remember that the survey is done for the purchaser and/or their lender and not us as the vendor. On the second valuation survey (my buyer changed mortgage) I just left it to the agent to let them in as I was not available that day.
