Mum just collected keys to new rental property - dirty, unsafe mess!

    As an update, my Sister has now been to see the house and has sent Mum back to the letting agent to get her rent back. The idea being that the agent keeps the bond money (because Mum does want the house), but Mum only moves in once it's habitable. Just hope this works!

    it is not the agents decision, it is up to the LL - the agent cannot take decisions about returning rent without contacting the landlord

    Is there a dual signed inventory?

    Which is a list of everythign in the house which the EA and mum did whilst walking round the house and listing the condition of everything. I hope she did not sign blind in the EAs office.

    that's exactly what she did I'm afraid. Gutted for her, I know she's been stupid but this is an awful situation, made worse by the fact she's moving from North Wales so it's been a diffcult process anyway as we live in the North West..

    Why not name and shame the Landlord??
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    If you get the Ombudsman involved the letting agent WILL sit up and take notice!

    So are all the issues listed in the inventory? That's a relief if so! It's a shame that she didn't read what she was signing, but at least she shouldn't find herself liable for the cost of sorting out the mess, as could have been be the case with anything not mentioned in the inventory.

    If it was read and signed before inspecting the house, then the letter she will write (as previously advised) to the LL and LA should also include reference to this fact, so as to flag up that she was not given the opportunity to inspect before signing the inventory - and this is an update with photos of the true state of the inventory, to override the inventory where there is evidence to do so.
