Hi all 
I am non-EU citizin ,been in the UK 4.5 years and planning to live here
I dont have "leave to remain" in the UK , i will ony qualify for that in roughly 12 months.
my question is is there any way i can get onto the mortage ladder?
i dont have any debt earn about £40k per annum and i currently have No Deposit
i am just trying to verify what my options are and if there is any chance of me getting on the ladder without having a HUGE :eek: deposit ? ?
Any advise will be apreciated.

Being an non EU national without permanent right to reside can indeed cause problems.
Most lenders will want to see proof of permanent right to reside, via stamp in your passport and Home Office papers to confirm.
What country are you from? When has your current work permit started and is it due to espire? What is your occupation?
There are a few lenders that will consider your type of application, as I have dealy with many from countries such as Australia, China India etc. There is no hard and fast rule with these, and it is down to your individual scenario as to who will accpet (if at all) your mortgage application.
I would suggest contacting a fee free whole of market adviser to see what they can find for you.

You need a deposit but there are lenders who will take you on but not the best rates. But you need at least 15% deposit.
Why not save up, should not be a problem with your income and then once you have the stamp in your passport you can go and buy, even at 100%.0
