Lintel above patio door not long enough...

Hi
We are in the process of selling our house, and our buyer has had a survey done and it has come back with saying that the lintel above the patio door isn't long enough and it's putting strain on the second floor of the property.
Does anyone have any idea what kind of cost we would be looking at just to replace the lintel for a longer one?

Do you mean the First Floor, or do you live in a three floored house?
Has there always been a patio door there?

It is a 2 storey house (normal I guess!) and the pario floors are on the ground floor, above the patio doors is a bedroom.
There is a small crack above the doors - about 24" going up the brickwork.
The lintel is about 4" too short - it was done by previous owners and we guess they must have got a 'cheap' set of doors and used the old linetel for the window, and just didn't worry that it was too short!0 -

Involved in something similar. AIUI the lintel needs to be the width of the opening plus 300mm.
Looking at about £1.5-2K.
Have a look on youtube for 'lintel repair'. Some are repaired by insertion of steel rod and resin. In your case it doesn't sound like it's to specification in the first place so would be best to replace.
As it's brick then it should be straight-forward to replace.0 -
