This is the quote that I received from the firm I had the best feeling about.
Our fees £ 575.00 plus vat
Stamp duty £14,100.00
Land Registry fees £ 280.00
Local Authority Search £ 100.00
Environmental search £ 48.00
Telegraphic transfer fee £ 36.00
Bankruptcy search £ 6.00
Land Charges Search £ 6.00
SDLT £ 60.00
AML search £ 12.00
There is no total given (!) but, stamp duty aside, I calculate it at £1,238
It also includes SDLT, this time at £60.
The quote is about £200 more, but they claim a no sell/no fee agreement, although the quote I received was just the above, with no mention of terms (I had expected that they would have a standard format - I suppose it is in the client care letter).0 -
I'm instinctlively suspicious of any firm that charges for the SDLT form. IT'S PART OF THE CONVEYANCING PROCESS. They might as well charge extra for completing the Contract, or the sending off Enquiries before Contract, or any of the multitude of other individual activities involved.
But that's just one of my bugbears. Check out if the no sale no fee thing costs extra or is part of the deal. Note that they'll charge for disbursements (searches etc) even if the deal falls through....0 -

Thanks, I'll do that.
At the moment, my plan is to instruct but then ask them to do no work until the chain is complete.
As much as we like the house, I'm a bit concerned that the chain could take a long time to complete, so I want to keep my options open.0
