Are self build houses more expensive to buy?

    Looking at it I thought bit was a house built in the 1980s. The inside and out have a very dated look to them.
    June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving

    July challenge £50 a day. £ 1682.50/1550

    October challenge £100 a day. £385/£3100

    Much cheaper than you think. I have done a few building projects. Windows are very reasonably priced! I have them bespoke made in wood and then glazed on site. The glazing is very very reasonable.

    It's a 2 bed house. What do other 2 beds sell for? Whatever the agent may try and sell it as it is not 3 bed.

    To be fair to the property the photographs are poor. I got a fright when I saw the kitchen photo, it looks yellow! But it isn't half bad.

    A 2 bed house in this area would be on the market for around £340k (detached). So offers on that would be... £320k?

    I don't think we can see from the photos whether or not the finish is of good quality.One thing I can say is that the interior doors only have 2 hinges instead of three which is not a sign of quality. .

    mine only have 2 and are 110 years old ;)
    Looks very expensive to me, but then we are not near London!
    neither is this house, particularly!
    Triple glazing IMO is a complete white elephant when you compare the extra cost to the benefit.Triple glazing will bring down the U value of a window by around 0.3 but would cost around 30% extra so the benefit is negligable.

    I think the market in general for re-newables and energy saving products can be misleading ,for instance go back a couple of years and the new "best product" to buy was wind turbines, thousands were sold before people did the maths and worked out they wouldn't get their investment back for 117 years.
    I'm in no doubt insulating a house to the max can save money long term but things like solar panels for instance are far from being a good long term reliable product.

    I hope your 117 years is wrong, or our 2 years on my local turbine project is out by a country mile or two......

    I havent gone and calculated the UV saving for the glass. way too late for that kind of thing.but would be interested to hear why it is a white elephant - from environmental as well as economic reasons however.

    To put it simply if you had a decent Krypton gas filled soft coat glass double glazed unit the U value would be around 1.1 but if you went for the same spec but triple glazed it would still have a U value of around 0.9 so minimum gain for a cost increase of around 20-25%.

    Putting 3 hinges on a door helps keep the door stile (long upright) nice and straight,it keep the gap on the hinge side equel all the way up the door, it spreads the weight of the door between 3 hinges rather than two and finally it looks better.Odd numbers always look better than even numbers when it comes to asthetics......;)

    The Scandia doors in this house are the cheaper ones that they provide and they are always 2 hinge, if you look at the Scandia website the same doors can be seen there with 2 hinges. Which might be odd, but I am not door expert... :o

    A good trademan will always fit 3 hinges.You may find that they source the doors from Sweden/Continent already pre-hung in the linings and even have the architraves fitted on one side and the latch fitted but there are good reasons to fit 3 hinges and time/money wise its very little extra cost.

    They are easy to fit you just level them up ,fix them pin the architraves on the 2nd side and bobs your uncle..
  • We built a house 20 years ago and spent a lot on higher spec. items, such as soundproofing, insulation, additional features etc. If the house wasn't built for the owner's occupation I wouldn't expect it to be any better than any other new build, and you lose the protection of a known company. You really need to speak to the owner. We spent a lot extra on one area of the foundations, and on a transferrable private insurance, which offered more protection than the NHBC certificate, which would not be obvious to a buyer but helped a lot when we sold it on.
