snagging lists

Some advice please
I am buying a new build property 50/50 shared ownership. We are almost ready to exchange contracts and on friday I went to measure up the carpets and have a good look around the house.
The property has not been handed over to the ha yet but is finished. I found a lot of faults when looking round the house and gave the ha a list of things that need fixing. I did spot some other things that I wasn't happy with but didn't put them down because I thought I was probably being to fussy.
Here is the list so far:
All interior doors rattle when shut
loose shower trim
2 x chips in bath
2 x damaged doors
loose cooker hood
work top not joined properly
cooker door binding on plinth
plinth damaged
standing water not draining from patio
water coming in under front door frame
all windows have been shut when the paint was still wet and has pulled the paint off in places and pulled out the weather strips from around the windows
damaged ceiling
flooring cut too short in kitchen by the plinths
loose draws
Above is just some of the problems I found.
What I want to know is weather I am being too fussy or not? I have read on here that some people had snagging lists of 250 or more. I could of put more down but didn't want to go over the top.
I have spoke to the ha today and told them that I wont be exchanging contracts until all the work is done or I have it in writing to say that the work will be done as advised by my solicitors.
The ha are having thier inspection day with the developer today and said they would pass the list on.
So am I a fussy old git or not guys? :rolleyes:

Hi Paul,
I wouldn't have thought you were being too fussy. You have bought a product from them and are expecting it to be completely new (free of defects).
I am in a similair position, due to get the keys for our new build at the end of the month and we plan to go round it with a fine toothcomb to pick up anything we deem not to be perfect. We are stretching ourselves as it is with the mortgage so why should be settle for shoddy workmanship??

I would put everything down that you think is sub-standard.
For arguments sake, lets say they do 90% of what you ask for, it would be better for them to do 90% of 250 problems than 90% of 50 of the worst.
If you put everything down, they may see others that you hadn't even spotted and think ' I may as well do that while i'm here, Paul will only have us back here in a week when he spots it'.I am desperate for acceptance, please hit the 'thanks' button.0 -
