Home insurance advice needed

Hi am looking at home insurance quotes and wanted to know do I need the legal assistance, what does this offer? Also my rebuild costs are £170000. Do I need more than this for buildings cover?

    If the rebuild cost in shown in a sureyors report then that should be accurate. The sum will be index linked on any policy you arrange. Many Buildings Insurances are for unlimited or a fixed sum Insured e.g up to £1 million. Insuring for £170k is not necessarily cheaper than an unlimited or fixed sum Insured policy.


    Legal cover is not used by most people that take it out. Can be very restrictive as to what it covers. If the cover is of interest to you, then you really have to read each policy. The Direct Line cover appears quite comprehensive, but as always with Insurance, you have to read the actual wording. It is always up to the Insurers whether they decide to accept any claim against the cover. i.e. only take on cases they know they can probably win.

    Legal costs up to £100,000 As a legal protection policyholder we'll meet your legal fees and now we'll cover costs up to £100,000 per claim for the following situations:
    • Faulty goods or services you have bought including a holiday that didn't live up to expectations
    • Employment claims including unfair dismissal, redundancy and discrimination on the grounds of sex, race or disability (the cause of action must occur at least 90 days after cover starts)
    • Civil claims relating to the ownership or occupation of your home including boundary and neighbour disputes (the cause of action must occur at least 90 days after cover starts)
    • Defence of actions against you where you have privately sold personal goods
    • Personal injury claims including accidents at work, in public places, medical and clinical negligence
    • Contract disputes for buying or selling your home
    Personal injury and Contract claims are even covered if they occur outside the UK!
    On top of this cover, we also provide cover for:
    • Tax protection
    • Inheritance disputes
    • Legal defence for your work as an employee
    • Motoring prosecution
    • Your salary while you attend jury service

    I arrange buildings & contents cover for my clients and routinely use bedroom-rated cover with a buildings sum insured of £500k, regardless of rebuild cost. I automatically include accidental damage cover on both buildings and contents cover and make sure the contents are insured for the product minimum, normally £40k to £55k.

    If the applicant has items of high value they wish to insure away from home, I include personal possessions cover. Legal expenses and home emergency add-ons are discussed and accepted or rejected by the applicant as they see fit.

    Unless the applicant has strong feelings one way or the other, I choose a low excess of around £60 to £100 with the usual excess for subsidence claims of £1,000.
