Hi,
I'm a FTB.
I've bought a flat.
All the seaches and survey has come through.
My solicitors have a few quieries regarding the property and are unable to get answers from the vendor's solicitors (for almost a month now).
What may be the problem?
Please help.......

Speak to the estate agent and get them to speak to both your vendor's solicitor and your vendor to see why there is a delay. Also clarify that the sale is still going ahead as planned.
If your vendor doesn't know, they'll be annoyed and start asking questions themselves which should drive things forward.
What enquiries are they? Do you know?Everything that is supposed to be in heaven is already here on earth.

I've been speaking to the vendor as well as the estate agent. They say that the solicitors should resolve between themselves .
I don't know what the enquiries are ..... am i supposed to know?0 -
You can ask! They are acting on your behalf, it is your business to find out.
Also, your vendor is often required to answer these queries - they should be asking what they are too.
Taking the approach that it is between the solicitors means that nothing happens; as you are discovering! If the estate agent wants paying for a completed sale, they should have stuck their oar in by now.
It's everyone's responsibility to get a sale through to completion!Everything that is supposed to be in heaven is already here on earth.

You are more than entitled to know what the enquiries are as above and I agree with Doozergirl and you should go back to the estate agent and say if they want the sale proceed then you suggest that they find out what the problem is and move the sale on.
The estate agent should have a person who deals with progressing offer through to the sale and should liase with both solicitors if delays occur.
Good luck.I love this site :beer:0
