Help with selling House - Been on the market for most of Summer

My mothers house seems to be still unsold despite 2 other properties a few doors away have both been recently sold. To my knowledge the house is on the internet & I would say its at the right price point even in current times even though it needs a few things doing to it. We have had at least 15 people view the property to date (and I am sure they had less) & I am starting to think what the estate agents are doing to push things along. The other houses a few doors away which have been sold are no bigger in size although they do seem to have a bigger garden. All three are/were up with different agents and I am starting to think about changing agents if that would make a difference, any thoughts would be appreciated. Oh! I forgot to mention that the other two houses were priced more as well.

  • Are the other houses more up to date and in more modern taste? Older people's properties can feel dated and this should normally be reflected in a lower price.

    try and sneak a shifty viewing on other properties that are similar. Perhaps they look/feel/smell better? Example, even though you like cats other people hate them. Perhaps the old trick of baking some muffins in the oven. First impressions count - not everyone imagines a house as a blank canvas to put their own stamp on.

    If the neighbours work nights on weekends then make sure the viewings are whilst they are out etc just to be sure they havent had a bad day and decide to play loud music etc.

    Based on the above, it looks as though your estate agent is doing a decent job as you have had 15 viewings - so that is not the problem (they can only get people through the door).

    As well as a good number of viewings, 2 other properties close to your mother have recently sold - so potential buyers, the area etc. does not appear to be a problem.

    Which only leaves ........ despite what you say above, the house clearly is not "at the right price point".

    You don't know for certain if it's 'on the internet' or not....?

    If it's an old person's house, looking a bit tired, and needing work, doesn't that suggest that the others have secured their sales by being more modern and needing less work?

    @oldernotwiser: I have to admit that at least one of the other houses have a more modern feel etc inside especially the kitchen, our one could do with a change but I am thinking why change if your looking to move!

    @googler: I have to admit like I said above it could do with a new kitchen although its a decent size and the garden seems to be a problem in my view, There is not much of it! its untidy & has a very step step to get to the main part.

    I am sure it could sell as is, but it would take a very long time before the right person who comes through the door knows what they want & has that vision.

    Seems to be a lot of first time buyers looking for something to move into without doing to much work to it.

    I think she paid sligtly over the rate at the height of the boom (if you know what I am mean) Shouldn't really be loosing so much in the space of a few years.

    ps I am sure its on the web, I shall check!

    The problem is first timers dont often have extra cash to do things up so they want it almost right to start with and there is not much return in renovations at the moment so a flipper is not going to be so interested.
    Think about a lick of paint or some new carpets and if its occupied declutter and take out the old person feel

    @ognum: easier siad than done persuading an oap to modernise the place : )

    I am not sure how much a new kitchen would costs? (12x9)? could be costly/can it be done on a budget. The lick of paint is a good idea, could do with one I think.

    How far does one go with the declutter?

    The value of the property at some time in the past is irrelevant (although as a society we are almost conditioned to believe that property prices can only increase).

    What is important is what somebody is prepared to pay today (this may not necessarily be what you want them to pay !).

    As other properties have recently sold and your mothers property has had 15 viewings it looks as though people probably like the house and the area but are not willing to pay the price you are looking for.

    Interesting does it really mean that? If it has had 15 viewings you would think it would at least have has a cheeky offer around the right price! The OP does say that so maybe it is in the wrong price bracket or being marketed to the wrong people
