Realistically what is your house worth now

After lots of messages from people wanting x for their house and not believing it is now worth x -10% what do you realistically think your house is worth in todays market and where is your house?

I live in Cambridge city centre houses here have held and increased in value since I bought in 2007 due to lack of supply so I believe my house would sell today for cost + 10/20% and it would sell within a few days but I would have no where to move too!

A flat I am selling in Southampton has dropped 10% since purchase 5 years ago and is under offer due to realistic pricing

Anyone else?

    Rural Stafford. We bought for £210k in July 2004.

    According to the Nationwide calculator (I know!) it's now worth £215k but TBH one of our neighbours has just sold for a lot less than they paid. They got it for £202k in January 2006 and I think they've sold for under £190k because they needed to move quickly for family reasons.

    For that reason I reckon we'd be lucky to get £200k if we sold today.

    It is worth what someone will pay for it. Online calculators are rarely accurate unless you live on a terraced row. Hunt through mouseprice for local sales within the last 6 months for a reasonable idea. Im surprised that a house bought in 2004 is only worth the same today. Similar movement timeline to us in cumbria and ours has increased in value by a quarter based on local sales.

    TBH we bought the house because we needed somewhere to live and this place had the things we needed. The investment issue isn't particularly important, so it's not something I get unduly concerned about. I spotted the thread and thought I'd have a gander at the N'wide site. Not particularly reliable I know! ;)

    Purchased my cottage December 2009. It had no kitchen, bathroom or heating to speak of. Taking into account how much I have spent on it and having just remortgaged I have made about £13k on it.

    But I am seeing people who are just living in lala land when it comes to selling.

    I agree I am just interested because of the variation in what people believe despite what their neighbours have aceived!

    Actual price now, no idea. Bought in 2007 when properties in this area of Swindon were offered on, sometimes in a matter of hours of going on the market.

    Now plenty of property on the market. Some properties been on market for 9 months. Market appears to have stalled completely. Rental property also coming back onto the market for sale.

    Lots of property for sale and for rent. At the top end. Cheaper to rent than buy the actual property.

    All the signs of a market which is only heading one way.

    With its varied and mixed economy. Swindon was used by the previous Labour Government as a bellweather for the wider economy to detect trends.
  • My parents property cost £136k in 2005 was up for £148k slight distressed sale, now worth between £125-130 at present, although few have sold recently, so its very difficult to gauge a true value...

  • I paid for my property in May the same as it had last sold for in March 2006. It was in better internal condition then so based on that prices are probably slightly up since then. Surrey commuter belt.

    Bought ours august 2009. It hadn't been touched for 30 years. Have done extensive work. Bought for 134000, would expect 155000 at moment. House up road has converted garage and added bedroom, asking 189950! Been on all summer, as far as I can tell no interest. House next door sold 6 months ago for 157000. M x
