What makes a converted loft officially an extra bedroom?

Not sure if this is the right forum, but wondered if anyone could tell me what makes a converted loft an extra bedroom? ie makes a 3 bedroom house into a 4 bedroom and can be advertised as such?

    Where 'Building Regs' might include aspects such as window sizing, ventilation, insulation (?), size of access, type of access (straight stair? right-angle? spiral?) whether there's fireproof doors (?) at stairwell, etc. ....

    building regs yes, planning permission not necessarily. Depends what work you had done, most of the time you dont need planning permission.
  • What sort of access to the loft conversion is there? Is there a fixed, permanent stairway, or is there some sort of 'pull-down' , extending ladder that provides access?

    There is a pull-down extending ladder, but the room is used as a bedroom at the moment, and we would wish to continue using it as such.
  • i was wondering this too ... what if it was converted before building regs were around ? when did you start having to get building regs ? or has it always been necessary to conform to them ?
  • So does it mean that if the house is described as a 3 bedroom with a converted loft, it doesn't have building regs?

    As above, it would have had to be compliant with building regs when converted and have a certificate to prove as much. It does not have to be compliant with building regs now, so long as it was and was verified at the time of completion.

    It does not necessarily have to have had planning permission - building regs is the big stumbling block.

    There is no chance that is building regs compliant.
