Conservatory style extension?

Hi all,
My first post!
I'm hoping for some advice...
Hubby and I have just sold our house and bought another as we're relocating to Kent. The house is 1930's and I'm pretty confident all is well, subject to survey.
The rooms downstairs aren't as big as we'd like and we're hoping to be able to extend the back of the house as a single storey extension to give us a bigger kitchen and living space. Other houses along the same street have done just that so are hoping that permission to extend won't be a problem.
The house already has a dwarf wall conservatory on the back of the house which we would remove to make way for the extension, and build up the floor. However what I would really love is a conservatory style extension with clear roof, and full-length doors for at least 50% of the extension (brick wall with window for the other half).
I have seen quotes of £1,000 - £1,200 per square metre for extensions; should I use this figure for my planned extension? What can I do to help keep / drive the costs down? What sort of planning permission is required for the conservatory style?
Many thanks in advance for all your help.
Sarah

Hi,
We live in a 1930s semi and are about to have an extension built across the back of the whole house (1 storey)
We had to have plans drawn up by an architect and then submit to the council.
We had quotes ranging from £20,000 to £50,000!!! :rotfl:
One man quoted for laying a pation and new garden gate etc!! Was quite entertaining!
We are having a 5 1/2 m by just over 3 1/2 m extension with pitched roof, velux windows and french doors.
PLUS wall knocked down between kitchen and dining room and chimney breast removed for £22,000.
Majority of quotes were £20,000 to £25,000.
Plus planning permission fees, architects, building inspectors ...
Hope this helps.:D[0 -
Our conservatory has an external floor measurement of 32 sq m. It cost us £25k for the conservatory alone. With the other external work, garden walling, flooring, etc the price went up a bit more. CRAZY NUTTER CLUB OFFICIAL MEMBER:beer:
