Splitting A Property Into Flats!

Some advice please.

Am looking at buying a property (3 bed semi) with probably a car port size space to the side. It has ample parking provisions and is a fairly large home.

Would flats be the best option or possibly split into 2 properties? Not sure if tere's enough room?

There are other maisonettes 2 doors away and im assuming these were done from a similar property to mine but not sure?

Can I get planning before i own the property? If i am only doing a small side extension would this fall into allowed personal development? Suppose ill have to split the title plans though! So many questions!

Any advice would be great.

    It's REALLY expensive to split with current Building Regulations. Fireboarding and soundproofing costs a small fortune. You will have to get this house at a real knock down price if you want to profit from it.

    Yes you can get PP before you buy but you have to tell the owners what you are doing and make it a condition of your offer if you don't want it sold from under your nose, which they may not like.

    thanks yeh i know about soundproofing etc that is why i thought about the 2 houses part? Maybe put a 1 bedroom house on the side? what would you say about buying the house and then selling with planning?? I estimate about £50000 for the works on at £250000 flats would be worth about £200000 each so thers a fair bit in it?

    Is £50000 a conceivable amount?

    personally I wouldnt want to buy a one bed house tacked on the side of a semi- would you?

    not i wouldn't but im not everyone am i. FTB's are finding it increasingly difficult to get one the ladder and therefore there is a huge amount of epople it would appeal to. Just trying to sort out whats best!! proprty is on at just over £250000

    Sorry, why would i buy a £200k flat, if a semi costs £250k? That means there must be some terraces at £200k in the area? Yeah?

    yeh but this is a nice area. There arn't a lot of terraces around for £200k. I appreciate your comment though. Why do people pay a milllion pounds for penthouses and alike. There is a 2 bedroom flat in a purpose buuilt block near where i work on for £750000 but 5 bed houses for less than half!!!! I don't make up the prices??

    Are you planning to build an extension AND spilt into flats for £50,000? Just splitting the house will cost that at a conservative estimate.

    I don't know whether a side space as big as a car port is wide enough for a house. Once you've erected a double scheme wall and plasterboarded it out, you've eaten up quite a bit of space. You also need at least 1m between your building and next door.

    You need an architect to talk through your plans with, pretty much immediately.
