Getting a lodger to leave

Hey guys,
To make a long story short, I rented my second bedroom out of my rented house (with permission from the landlord) at the beginning of September.
She asked if her bf could stay 2 night a week - so far it has been a minimum of 5 and he has made himself right at home. Someone she has advised myself and my sister "is dodgy and has dodgy mates" - great!!! She also started texting me saying he would be staying at the house all day while she was at work. Since the second time she did this - last Thursday, I sent her a very polite text asking that she kept his visits down a bit as it felt like I was living with a couple and he shouldnt really be hanging about the house when we are out, she has behanved like a spoilt brat, coming in at 11 and making as much noise as humanly possible until the early hours.
She also makes no effort whatsoever to keep the house clean as agreed. I even got up one morning to find she had thrown a bowl, with contents and wrapped in tin foil in the bin rather than wash it!
Now in the agreement it states that it would be leased to her for an initial 3 months, then on a rolling month basis after that. Is it possible to give her one months notice to ask her to leave at the end of Ocotber?? Or do I need to grin and bear it for another month?

What agreement? Is that an agreement she signed with your landlord or a lodger's agreement that you signed with her?0

an agreement just made between ourselves for her to be a lodger in the house I rent.0

Lodgers have no rights, she has broken the agreement show her the door immediately. You might want to arrange to have some friends around to help and change the locks when she is gone.

Regardless of the lodger's agreement you both signed, you can ask her to make alternative arrangements any time you like. To be fair, I would give her a week to find somewhere else and then change the locks.0

I was actually going to give her a months notice. Yes, it is horrible to live with her but i think its fair that if she pays her monthly rent, she can have a full month to find somewhere else.
I was just worried incase I had to wait the full 3 months before she disappeared!!!

If you give her a month's notice you should be fully prepared for her to be as objectionable as humanly possible. That boyfriend of hers could run up all sorts of nasty bills all day as well a fair bit of damage if he was minded.
Would there be any point in giving her a final warning to shape up or ship out?0 -
To be honest I dont see her changing anything. It was since I told her last Thursday she has got even worse. Day off on Friday - got home and the place was even more of a mess.
He couldnt really do too much - I dont have a phone line, internet is on a dongle. Plus I have a £350 deposit from her. And her sisters mobile number who I am sure would go in a blind rage if she knew what was happening!!!0 -
