My opinion is totally biased because as much as I adore the rural life, you couldn't pay me to live in a new build house.0 -
Cripes, save for a bit longer and buy an older house in an established area with higher ceilings, bigger rooms, larger garden, proper walls, parking and neighbours with houses not overlooking yours!!saving up another deposit as we've lost all our equity.

We were told by sales staff that the area behind would never be built on as it is a floodplain.
We went back to the developer with the plans (which they denied previous knowledge of)
Now that they have been made aware of the plans I'm sure they will inform other prospective buyers of them ........ NOT0 -

Why do you think you can only get this in old houses?
we are just buying new build nuber 2, and in this build we have 8ft cielings and big rooms and the next new build will have the same but completely unoverlooked.
You can get some stunning developments so dont tar them all with the rack em and pack em brush.

would mean losing half of £500 reservation fee, but yes if we went ahead could lose a lot more on value of the house.

Just the fact that there are plans in place for the cattle market will massively devalue the house to any and all propective buyers should you sell before they move the cows into your back garden. If, or more correctly, when the cattle market gets built your house will become nigh on unbearable. The smell. The noise. The view.
You have done will to spot this before you exchanged. There are lots of other places available but you would be better off in terms of available deals if you could save a bit more. Look into this and count yourself very fortunate to have escaped a potential loss of £160,000.0 -

Thanks. I did think about going for one of the other houses on the development, but they felt kind of claustrophobic compared to this one, as they had houses at the end of the garden rather than open space.
There's your answer - how will this one feel when you've sunk all your money into it and it ends up looking out over a noisy cattle market rather than open space?0 -
Hi,
I sell new property, different market but the same rules apply. My Co is a stickler for us observing the Property Misdescription Act and as such I`m with the earlier reply which suggested making a stink about getting your deposit back by quoting the PMA.
As it`s a new build the site will also probably be covered by the NHBC, very few new developments aren`t covered. Earlier this year the NHBC introduced a new code of practice, I would also threaten to contact the NHBC.
