How to protect 200k short term

Possible house sale will generate ~200k and I am looking for ways to protect it against inflation. In, say, a year, 60-70 may be put into property and another 80 as a deposit for another property.

However, in the meantime I'm not sure what the best course of action is to prevent it from being eroded in a 3% account.

Any thoughts?

    If you need easy access to your money 3.25% is as good as you will get. If you are looking to invest this money in property, retail inflation is irrelevant. What matters is how property prices move.

    As an aside, don't forget the £85k FSCS compensation limit.

    If house prices are falling, which they are, then sticking it under the bed will protect it from house price inflation.

    2 x joint easy access accounts or 3 x single name easy access accounts should do it. Aim for 2.75% plus and look at Derbyshire, Nottingham and Northern Rock for the top end of rates.
