How can I find out if a house can be further extended?

Hi all,

Not sure if this is the right place to post but it seems the most relevant board. Just looking for a bit of advice re planning permission allowances.

My OH and I are looking to buy a 1960's built house which has already been extended above of and at the back of the existing garage to create a new living room downstairs and two new bedrooms upstairs. If we bought the house, we would probably look to extend the downstairs living room in to the back garden another metre or so to give a bit more room but....

How do I go about finding out if the property can be further extended? Is it as simple as phoning the local planning office and asking about the specific house? Im assuming they won't just tell me over the phone but is there any other way I could figure this out?

I appreciate this may be a silly question but I honestly have no idea!

As ever, any advice is gratefully received. Many thanks in advance. :D

    before i had plans drawn up i asked my local planning dept advice. they advised me to draw a rough plan didnt have to be scale and pop in with it to have a word with a planning officer,

    The government planning portal is a good place to start, if you're only looking to extend slightly it may fall under permitted development.

  • Thanks for both the replies. The planning portal website is great. Looks like the house were looking to buy has already been extended three metres from the original wall line though!

    Oh well, just have to find a bit more of an imaginative way of using the space!

    the house may be able to be extended, you've already answered your own question - speak to the planning department, it depends a lot on plot size/house size/etc rather than if it's been extended before

    This will not be permitted development from what you say - however that just means that it requires planning permission from the Council. The information on the planning portal that you looking at is just what is 'permitted development' - i.e. stuff that you don't need to submit a planning application for. Nothing to stop you applying for planning permission for a small extension.
