Removal of load-bearing wall

I'm just getting some quotes to a remove the wall between my living room and dining room. We've had the structural designs/calcuations already done and the job will require 2 RSJs (it's where the chimney used to go) and removal of the 6ft long x 2ft wide wall.

The first builder has come back with a quote of £2118+VAT for:

- Installing 2 RSJs
- Removing Wall
- Make good and plaster
- Remove all rubbish from site.

Is that fair? We're awaiting our second quote to come in and will probably also get a third.

Also, as I've never done this sort of thing before, is it us or the builder who will have to get in touch with Building Control at the council to get the relevant certification etc.?

    depending where you live.

    Thanks. I live in Cambridge which is generally on the more expensive side of things. I was hoping for a figure around £2k (including VAT) myself.

    the extra 20 per cent makes a big difference now.
    perhaps you can find a polish builder type who takes cash only.
    could be more risky though.

    You can make the application to the council direct, its your house and you will be the one needing the certificate at the end of the day.

    You could also call them to book the inspection. They would normally request the calculations and inspect the beams before they are encased in plasterboard.
