Who do we sell to?

                    In July we sold our house in two weeks to a couple from Scotland.  They told us they had already "sold" their house.  We agreed a price as long as exchange was within 4 weeks as we didn't want to loose the house we were trying to buy and we had had experience of people moving exchange to completion day and then asking for a huge discount off the rice.  The survey came back and they asked for a huge discount as a result of their full "all dancing" survey.
Earlier this month they rang the estate agent and said that their buyer had pulled out. But they live in Scotland???? Yes the buyer had lost their deposit etc costing them about £35k. So they wouldn't be buying the house at the moment.
So we too went to someone else who had wanted the house, had not sold theirs, but now had. They put in an offer, we accepted and they were proceeding.
A week later the first buyers rang and said that they were still negotiating with a new buyer. but were near to agreeing a price. Then this week they said they could now proceed with the sale.
We said we've found someone else. They want us to proceed with them as they can exchange now.
Who should we sell too?

            Are both buyers offering the same price?
Be honest? Put them in a contract race - first one to Exchange gets the property?0 - 
            Well I yesterday I thought about it and decided to stick my neck out. The new buyers have done nothing wrong. Be honorable and stay with them. It's not like the old buyers have thought once about us etc and they've let us down. It's not like they're offering us any more money!!! And why did their sale fall through causing one person financial ruin?
So today they have sent our solicitor a load of queries. If we reply then we are more or less ready to exchange. The new buyer knows the situation.
Questions are now realling round my head. Why do I feel so bad if I don't sell to the first buyer?0
