New Homes Purchasers Snagging Lists

You have moved in, few minor problems? on average how long has it taken the snaggging list to be completed?
Is there anyone builder that seems to take forever to complete the lists?

Obviously I'm not average (I'm persistent for a start)....because it was 30 months after we moved in that the last of the 250 snags was finally remedied...I really must stop loafing and get back to work...0

thankyou thats good information a friend who brought in for christmas has a list of 250 snags, and as its a national builder she wanted to know the time scale. I work for a small local builders who have their own trades and we try to do the snags within a month, now i know the other side of the coin.my bark is worse than my bite!!!!!!!!0

Should mention it's an exponential decay sort of situation...most sorted within a month or two, with some stubborn ones taking longer. I had a surge at the 2 year mark as I commissioned an independent survey to beat the builders up with.
Wilson Connolly, now Taylor Woodrow (Bryant), by the way....takeover didn't exactly help matters - change of staff dealing etc etc.I really must stop loafing and get back to work...0 -
I am really curious to know what sort of things were in your large snagging list! Please could you give us a taster.
We moved into our new house just before Christmas, and our snagging list has literally 10 items.
Maybe we haven't been looking hard enough

Gawd, where to start...
Pipes running through garage that were lagged until they went into a roof void, but not as soon as they were out of sight.
No insulation in one of the lofts.
Hot & cold pipes running together to one of ensuites meaning cold water was always tepid...required new piping to be installed.
Wrong sanitary-ware in one of bathrooms.
Wrong tiles fitted in one of bathrooms.
(Actually, we have more than one ensuite with different colour schemes and when we visited week before completion found they'd fitted them the wrong way around...given we'd ordered carpets to match they had to rip out & start again)
Shower trays continually dropping.
Heating system didn't have anti-scale system powered up so tank had to be replaced.
Heating system had a resonance issue which took a long time to track down (think it was 2 pressure reduction valves interacting from memory).
Radiators had to be replaced with larger capacity in two rooms.
One of windows not fastened in (2nd floor, discovered when I put weight on it leaning out of it and it moved an inch)
Bad roof tiling around Velux windows (being a 3 storey house involved some pretty impressive scaffolding to remedy).
Doors on ground floor installed as solid rather than glazed per spec (big battle this as they're fire doors and the nice clear fireproof glass costs considerably more than the "georgian wired" as used in offices that they wanted to use).
Floor in one of bedrooms had a bow and bounced (refused to acknowledge this until I got survey).
On fixing that floor, realised kitchen ceiling beneath was barely fastened up. Had to be done & replastered/kitchen repainted.
Bannister not fastened at top.
Doors cut too short (critical as they're fire doors).
Door frames not same size.
Bad wiring meant wire came adrift within wall cavity causing small fire (I guess, going off the burn marks).
Consumer unit tripped so often it became faulty (e.g. lights dimmed when central heating kicked in).
Extractor hood in kitchen not connected to the external vent so just recirculated any odours
Flashing not patenated so marked roof
Some of walls needed repointing
Some internal walls needed reskimming
We bought additional TV sockets which necessitated an amplifier in the attic...when we moved in there was no power supply to attic hence TV would not work.
Garage door trims fitted with wrong type of screws so within months rusted.
etc
etc
...plus approx £500 they ended up paying us in all to replace items trashed (e.g. paint marks) when their workmen didn't watch what they were doing.
In the end, we did get everything sorted. In a level of mitigation for the builders, this was the first house they'd built of this particular design...previously they'd done a 2 storey version, but ours had an room in the loft...approx 40% of the faults related to that room.I really must stop loafing and get back to work...0 -

Didn't myself, but I did find our builders were pretty flexible in dealing with things that were only noticed after completion.I really must stop loafing and get back to work...0
