Not necessarily. Maybe their are interested parties who haven't yet sold their own property. So unable to make an offer that would be accepted.

£24k is a sizable discount. Sufficient enough to wait for a few weeks. After all the vendor is in no rush.

Hm, there might well be interested parties who haven't sold their own property, although I imagine EA would jump at the oportunity to inform us if that was a case here.
Although I seriously doubt that would be the case - it is a two bed property so in reality that makes it either FTB or investors market, and neither is usualy reliant on another sale. Investors are really spoilt for choice in this part as there are many cash only purhcases that are much more of a bargain than this property.
And yes property is empty and they are in no rush to sell, but at the same time I imagine would be keen not to have it sit empty for too long, risking squaters etc. In the current condition the property is not rentable, so in reality they should be looking to sell it within reasonable time frame.
And anyways... if ours was totally unrealistic offer, why not just say so and see if we are prepared to pay more rather than the whole 'let's wait' scenario?!

I find it hard to understand what you want people here to tell you? You have made a low offer relative to asking price after the property has only been on the market a fairly short time. The vendors have declined your offer but indicated they may reconsider it again later. The vendors are evidently not in such a rush to sell as you think they ought to be. You may well be right, and they may well be wrong, but it's their call. Have I missed anything?
No reliance should be placed on the above! Absolutely none, do you hear?

... "vendor said he wants to leave it on the market for a few weeks before he decides"...
An answer to this might be "OK, that's good as we have another couple of places we were interested in but hadn't managed to view yet. We have to decide quite quickly, so this buys us extra time to check out our other options. You've got our number haven't you"

What I want people to tell me?! Well reflecting back on different posts I'd say I was after peoples opinion on the subject of EA language, so it's a discussion on the subject of negotiating an offer, understanding EA speak, as well as trying to understand what goes on in vendor's mind and just in general sharing some of the frustration of all the above. But off course that wasn't your question, as you are obviously annoyed at my opinion, so I am sorry if that has somehow offended your sensibilities, but you have a choice not to read the post if you don't like it rather than atacking the poster for asking the question
Also the things you are stating as facts were not really said by the EA as such, if they were I probably wouldn't be here asking in the first place.
So thank you for your opinion on what the EA meant and sorry if I annoyed you by asking

Perhaps the vendor hasn't communicated to the EA their thoughts. So the EA has nothing to relay to you other than the information you've been given.

This a probate sale so comes down to money nothing else. You may be dealing with several interested parties in the estate so their views may differ.

In fairness I've told you exactly what it means and you've got that "from the horses mouth" :rotfl:

I've also answered another one of your questions for which I didn't even receive an acknowledgement so not sure what else anyone can say?
My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)
    Ignore......check!

Nothing wrong or annoying in asking the question in the first place. But, basically, you've had the same answer from 10 different people, yet you keep saying that that can't be right and there must be more to it. Yes, I admit, that's annoying.

Wow, I obviously steped on some toes here!! I am not that brilliant in the whole forum thing and maybe I misunderstood the idea behind it. I thought that peoples opinion on the subject were very different as were their suggestions and I was communicating back to them... don't see anything wrong in that, and most people didn't seem to mind. You find my questions annoying, yet you chose to still respond

Thank you for that and my apology if I failed to thank you in the first place.
  • Good to know that some people are still humble enough to understand that their opinion is just one of many... Not wrong... Not right...
