Actually I waited a year and a bit. And property started to depreciate in quite a crashy style.

Really, it seems you cannot see the truth.

Most LL's have interest only mortgages..........

So living for today rather than saving for tomorrow.

They pay the capital down with over payments. The reason we prefer interest only is it's more flexible (in case of suddent rate rises - when you could suspend capital over payments), easier to do the books with and increases net cash which for example can fund future deposits.

All I can conclude is that you were aware of HPC in 2008, and that you joined HPC in 2008, oh, and that you had absolutely no interest in what people were saying on HPC about the House Price Crash in 2008.

    Is that about right? ;)

Capital values in some places have fallen some, so what, the rent yields are decent and mortgages never been cheaper. Cant have everything.

Ah. I see. Mister context, mister "understand your local market", mister "enhancing understanding of the averages" now wants to play "take the blunt averages at face value game". Who could have seen that coming. :rotfl:
We both know the realities of the "new peaks" Lite.

Still, nice to see you've "Gone Edinburgh".
Its the bullish equivalent of total dummy spitting capitulation.
    Ask Heathcote, pimp and rinoa.;)

Are these paragraphs masking your realisation that Edinburgh house prices are higher than when you decided to wait and that you've paid 6 years rent in addition to that?

No. What they're actually doing is drawing attention to your rather obvious embittered hypocricy. ;)

Sorry, I must have missed your point.
I doubt you had one though.

Really, cos you spend enough effort trying to justify your convenient assesment of what required "enhanced understanding".:rotfl:

The record suggests you got my point well enough. ;)
