Tenant Inventory Check in

Actually what is more upsetting is that jacksons is not responding to us, nowhere does it say they have to be rude and unresponsive. I need to know about my deposit refund0

What do the terms and conditions of the deposit you gave them say? Despite what you think it is your fault that the application for the property failed - you messed your previous LL around, and they have given a genuine comment as their reference. It is possible that the agency may keep some of the deposit you gave, as you have effectively failed their vetting procedure.
Did you sign anything when you paid them? If so, read the terms and conditions, as in many cases you forfeit the deposit (or a portion of it) if you do not come up with squeaky clean references. The agents have incurred costs in checking you out, so they have a right to charge for these costs.
They also do not need to give a reason why you cannot take the property. Ultimately, it is the landlord's decision who they let to, so there is little more you can do about it. It is very unlikely that even if the previous LL rescinded their reference, that the new LL would take you on as a tenant - the damage has already been done!0 -
I did not sign the deposit receipt which states that due to unsatisfactory references they will keep the 125+vat=150 per person fee. i had given them £500/- so i believe they should return £200 which they have not gotten back to me about0

Do you have a signed tenancy agreement for this property? Presumably you don't, but I can't see it stated anywhere so thought I'd double-check!0 -
I did not get to any signatures because after paying the deposit i found out the breaking news but I did receive the deposit receipt which was never signed.0

Casper, if you read the saga above, OP didn't actually get the property, due to poor reference from previous landlord, so no tenancy began.0 -
I dont disagree that we did not get the property due to reference of the previous LL but the agent i,.e jacksons was very rude and did not even try to help us or reply to my emails or calls. I had to email her to send me in writing that LL is not renting the place to us. After all the hype, i went through deposit receipt to check whether i will get refund or not and as per the receipt i have to get 200 pounds which jacksons never bothered to contact me about. When i emailed her she came back saying that she will check and get back to me and that lot of time was wasted on us etc etc. Again my point is that there was no need for her to be rude. Well i waited, two days passed by and no reply then i emailed her that i need to make official complaint and send me the form or let me know the process. the lady calls me and AGAIN talks to me VERY rudely and says we had done potential fraud cuz of not providing information which i rightly corrected her and said there was a misunderstanding on the form where we REALLY did not see the LL info and i had filled out the form to the best of my knowledge. finally she got to the point n said who do u want to complain about is it me or something else i told her i need to know when and how muich refund will i get and i dont need to answer her question (obviously i was not going to be sweet while she everytime speaks to me like m some uneducated person or willl take her rude behaviour only becuase i got bad ref from my LL) she demanded an asnwer to her question n i only asked her that inform me about ur complaint process and i will follow that n guess wat she HUNG UP the phone on me. after an hr i receive an email stating i will get my refund of £200 which i had already given her a hint during the last call that she should know about refund as she shld ideally have read the deposit receipt and not tell me she needs to find out about refund.
the conclusion is that i still want to make a complaint to ombudsman regarding their RUDe beviour and distress it has caused me.0
