How to find out who owns a property

I need to find out who owns a certain property.
I'm currently renting a room in a shared house and paying another house mate an all inclusive rent each month. She has told me she is renting the whole property from a family friend and letting the rooms individually.
Thing is she has said she's moving away next month for work so instead of giving the property back to the owner and kicking us all out she will continue to rent the whole place and let out her own room. She has also let out the usually empty tiny spare room as she told us she needs the money! (she hasn't reduced the rents of the other house mates which she should have done)
To me this is all very suspect. Either she's giving herself loads of hassle by acting as a middleman between us and the landlord for no gain at all, or she's making a profit on us.

or she in fact owns the property and for some reason lied about it (did I mention she's a compulsive liar?)

So how would I go about finding out who owns the property?

  • Land Registry (landregistry.gov.uk) for England & Wales. It's £4 to get the title register which will tell you who owns the property

  • Finally getting around to this now.
    The land registry has two options: freehold and leasehold.
    Which would I need to find the actual landlords name/address?

    Leasehold.

    Is this a flat? All flats (and some houses) have leases. A freeholder owns the land and structure as a whole, but each flat-owner has a lease. That's what you need. There will be an address, and hopefully it will be their current address, but many people just use the flat address even if they rent it out - the Land Registry is about the last thing they think of updating!

    It's a house with garden and parking spot.
    Yeah, I wondered if it would be up to date, especially as I believe the actual owner lives in Australia.

    Those are the options... does the 'Yes' indicate that's the one I'm looking for? It also says information is available for both options.

    It looks to me like there appears to be no leasehold so the freehold info is what you want. For the sake of four quid I'd pay for both, reagrdless

    I had this exact same problem, just call them. For some reason some types of transaction dont always show up online.

    As G_M says, you want the leasehold. The yes/no bit afterwards is telling you whether they have a record of the price paid for the property.

    This is telling that there is a lease, but they have no record of the last price paid to purchase it.
    There is aslo a freehold, and they DO have the price paid on record.

    You need the leasehold, but as Bitter says, for the sake of £4 why not get both? However, the names may be different, so it is still the leaseholder's name you need.

    Incidentally, for each of the above you will also have the option of buying a 'Plan' (again, £4 each). This is a diagramme/map of the boundaries of the property. In your circumstances you may wish to ignore that.
