Really need help.. PLEASE!

I have jst came off the phone to my landlords mum (I deal with her cos he wrks abroad) who advise dthat her son is thinking about selling our house!
I spoke to the landlord 3 weeks ago and he assured me he wouldnt be selling anytime soon ( I told him we would be in a better position to buy in 1/2 yrs) but according to his mum he wants to buy a house for his ex wife (they r bk together) to live in while hes away wrking!
Im so scared and upset we were drawing up new tenancy agreement extending tenancy for another 12 mnths and the notice period from 1 mnth to 3 but this has not been done yet.
I have a son and 1 mnth to find a new place is nothing..
I could try for a mortgage but I have no deposit Im jst about to start uni.. £800 a mnth bursary and ill have a PT job but havnt got 1 yet.
My BF only earns about 11/12k a yr.
We could get a his mum to go gaurentor (sp).. and maybe a 5%
The house I reckon is about 50/60k
can anyone give me some advice please i dont kno what I can do.. im so sorry for blabbing on.

you are entitled to 2 months notice which needs to end on a rent day.
you are entitled to "quiet enjoyment" of the property. This means that you don't need to show tenants round. they may be terms in your tenancy when you do have to accept people being shown around but this would need to be done at your conveiniance and with sufficient notice.
don't decide to buy when your not ready. with 2 months notice you should have sufficient time to find a suitable property.I'm a Forum Ambassador on the housing, mortgages & student money saving boards. theres nothing in my aggreement saying I have to show peep around thankfully, id be in tears the whole time if that was case.
This is my perfect house.. its across from my mum and my nana my best mates nxt door my sons settled in nursery and im starting uni in a fortnight!..
Should I go to bank and see what they say.. ? or is it a waste of time?0
