Viewed 3 houses last week, offered 92k on one that was on for £99.950 and it was rejected, to be honest i expected that but didn't want to go any higher due to it having a train line 10ft from the back garden and needing some work done.
We were aware of the train line but it looked further back on Google Maps. The next day we saw one for £108,00, after looking at similar properties and what they have sold for in the past few years, i felt this was about 8k over priced. It is very nice and would'nt need anything doing to it straight away.
I phoned the agent and said i could go to 100k, venders were looking for around 105k but if they could come down on another property they would accept. I feel 100k is a realistic and fair price, the property the vendors were going to go for fell through and they have viewings booked over the weekend.
How long should i give them to find some where and offer? i wouldn't mind them taking maybe a few weeks if they accepted our offer but atm it is still be marketed by 2 agents. I'm thinking Monday i should maybe push for them to accept the offer and withdraw it from sale with both agents.
I don't wont to be left waiting, for someone to come along with maybe a higher offer, the estate agents phoned back today for the first property we offered on and said the vendors would take 94k, i would go to that tbh but prefer to get this second house.

It can take weeks and months to find a house you like - especially at this time of year. I would (personally) be reasonable and give them the weekend in case anything comes up they like - if you get to Friday next week and they've not accepted your offer then start looking around again at other properties. The people they are trying to negotiate down might budge too, you never know.
Else, if you really want the house then increase your offer.
There's nothing wrong with waiting a week though but keep your eyes on what else is on the market.
