Should a tenant be expected to take a day off work for Gas safety check?

  • No, I don't think so. If I rented I would refuse to take time off. It is the landlords responsibility to have a gas safety check carried out, give the tenant notice and arrange for them to access the property.

    I would only expect to take the day off etc if I did not want the landlord etc in my house while I wasn't there etc. but that would be my choice.

    No - it is the landlords repsonsibility, and if he can't arrange the inspection for a time that is comvenient to the tenent, he should make arrangements with the tenent to request access to the property to enable the gas inspection to be performed.

    Would've thought the LL or agent would do it - but probably the tenant would be given the choice. Personally, I'd rather do it myself than have others in my property when I'm out. Now I'm down to virtually no holiday left, I'd have no choice but to get them, or a relative/friend of mine, to do it for me. I'd definitely not waste a day's hol at the end of the year!

    Are you the tenant? Are you being told you have to take a day's holiday?

    Absolutely not: However, for the convenience of both LL & T nothing wrong with LL asking T if T would prefer to be there... T may not want the bleedin' LL or his agent clumping round his home, his property... in addition to Gas bloke..

    Nothing to stop LL compensating T for taking a day off if both parties so wish, mind...

    Most tenants would see the advantages (not dying..) to them from having Gas check done & may wish to be flexible.. but Landlord must realise that there are expenses in running their business, which may include taking a day out to sort such matters. Lessons 2 & 3 for "How-to-be-a-Landlord" course - yes you pay tax, no you may not find your tenant always pays full amount on time...

    What a coincidence! We just had to have ours done. I got a straight to the point letter from letting agents saying we had to be in and they won't change the day, so I was forced to. But luckily I was able to work from home so I didn't waste a day's leave. It's not very fair is it? I don't know if there's another way round it unfortunately. But my landlord did contact me deirectly and ask if it was OK so maybe they were willing to housesit that day.
  • When there are trades people due I ask the tenants if they are going to be in and let them know that if they aren't someone representing me (the LL) will handle it. The tenants usually prefer to be in themselves. When I was a tenant I always let the MA take care of it whilst I was at work.

    I would always let the landlord deal with it. Just let the landlord and the gas engineer go in whilst you are at work.

    but how were you forced?
    the LL has an obligation to get the gas cert done
    you arent under an obligation to take a day off work
