Rat damage

Hello

We have had a nasty smell in our place and upon taking up some of the laminate flooring and floorboards discovered a burst pipe, exposed electric wires and lots of rat poo.

I rang our insurance who said that we are not covered for rat damage. This is very unfair so we have to incur the expense of the tradesmen to come and rectify. Why am I paying £500 a year home and contents insurance, never made a claim? To top it, the rat hasn't been located because of laminate flooring in every room. There is an awful stench throughout the whole place. We have put down extra traps and poision in case there are more. Has anyone else been in this predicament? The insurance is up for renewal in 3 weeks should i be getting a quote to get pest cover included given that this has already happened?

Thanks.

PAst events/issues won't be covered by the new insurance policy.

Do you have any Home Emergency / Home Protection cover? Some policies will cover pest infestation.

If you think it is likely to happen again it might be worthwhile getting a policy to cover this. You would obviously need to weigh the cost of the additional cover against the likelihood of further expense due to this.

    That's if I've made a claim.

You won't be able to claim under your new policy for the pre-existing damage. Insurance is to cover unforeseen events so insurers under the new policy would not cover the damage - they would refer you back to the current insurers.

The damage this time is being rectified, floorboards up, rewiring, replumbing. I'm hoping its not going to happen again.

Thanks, that's helpful, think I would prefer to have the smell of dead rats other than have my property burnt down around me because some rat has chewed through electrics.

Vermin is a standard exclusion, rats, mice, squirrels or even clothes moths.
