SPIF part 2???

Our sellers solicitor refuses to sign this form that from what I can see basically says that he has done his job.

I think a couple of answers on part 1 might be incorrect so not too happy with their ability.

How important is this and what difference does it make, read something about not getting a clear title?

  • Apparently some solicitors are not happy to answer these questions;

    There are only three questions to answer on part II. The questions that appear to be causing the problems are: ‘Is the information provided by the seller in this form consistent with the information in your possession? If “No”, please specify’; and ‘Do you have any information in your possession to supplement the information provided by the seller? If “Yes” please specify.’

    Fairly straightforward. It doesn't ask them to state that everything is absolute fact, just that it supports what they know.

    Could you ask them directly in writing why they are not happy to sign? They are not allowed to lie to you :confused:

    I'm sorry I can't really help you properly, I haven't come across it which either means my solicitor doesn't think it's an issue or every seller's solicitor has signed. Personally I think the latter.

    It's a fact that some solicitors are pretty erm, eccentric!

    EDIT: maybe you could try pming bossyboots if she hasn't already seen this. I think she knows just about everything! ;)

    there is a lot more to this. talking to my solicitor, there has been a few cases recently about unknown information deep in old files at solicitor office's. basically the questions imply to ANY information which my go back years and years which the office may have which have been collecting dust. the law society in there wisdom insist on these questions being answered. this can be impossible when lots of offices have warehouses full of old files.

    Has given me some reading on reasons Solicitors possibly not so keen (as mentioned by David29dpo) and how they can be reassured. Not sure of etiquette on relaying info from a PM but will check back in when manage to talk to Bossyboots.
