Express your interest, by all means - but I just don't get why/how you would/could talk numbers without selling yours. What if you get a low offer... that might put you in a better bargaining position with the one you want to buy. Or, say three months down the line no other offers have been made, the vendor might well think about reducing the price. If you already have an offer on the table (if you've still not sold yours), why would they drop?
It can be a painful waiting game, but it really doesn't go in your favour to show your cards now. Price yours realistically, and hope for an offer. From my knowledge, the NI property market ain't exactly moving quickly atm!

That is exactly what I said to my husband - if no one's offer is accepted until they themselves have an offer then it's a stalemate situation! We've only been looking to move for a few weeks now and I'm already frustrated with the whole process.
Because not everyone is in a chain : FTB's, people in rented, cash buyers, BTL'ers, Let to Buyers, people taking bridging finance, second home purchasers, etc etc.
It's one of the reasons the housing market becomes stagnated by a lack of FTB'ers, it means nobody else is able to move up the chain.0 -

When my house was open for viewers, I had a few people round who loved the house and put an offer forward near to the asking price. The problem was they were not in a position to move forward and I was eager to sell and move on. Thing is one potential buyer had their house on the market for 4 years, another one had theirs on for nearly two years. So while they weren't in a position to proceed the EA still advised me that an offer had been put forward in writing to me as that is part of the EA's policy. That didn't mean that I was willing to wait for them to sell. So the offer was on the table, but still had viewers and whomever was able to go forward, i'd go with them.
You have to understand that the vendors won't always wait for someone to sell their house, it's quite often who can proceed the quickest.
Once youv'e sold your home (sold subject to contract) that's the time to start looking, as it usually takes somewhere between 4 weeks to 3 months for houses to physically be sold. And sometimes you see a house you fall in love with it, but can't buy it, that's why I refuse to look until i'm sstc. So you do have time to look for houses during that period, if none are available you could stay with friends, family, rent etc rather than lose a sale, it all depends on circumstances and if there's a chain, how many are in that chain etc.. but don't lose heart, it may be that you get a sale soon so you're able to buy that property. Has your EA given you any feedback on lack of viewers?Everything I know, I've learned from Judge Judy.
