want an extension - conifer hedge - replace with fence?????

  • No idea but we have a restriction on our conifirs that we can't remove them. When a garage was built at the side of the house planning permission was granted with the proviso that the conifirs have to stay. The council were not happy with a brick wall as the neighbours 120ft away would have to look at it.:mad:

    We had to dig down about 2 metres due to a horse chestnut (with a TPO) being very close by. The builders found huge roots in the ground. :eek: Fortunately the building inspector was happy with the originally specified foundations.

    aint it a pain! Luckily the building inspector seemed to be happy with the conifers out of the way but was still concerned as to how much moisture they may have sucked out of the ground. Apparently we dont have to have the survey done but it would make things better if we did (apparently)!!!!!!!

    just dropped my daughter off at brownies and saw a painter and decorator that I know - he said his mate has just had a structural survey done and it was £500 - ouch!

    It will be 250 plus vat for the survey 75 plus vat for soil sample to go to lab. Have spoken with builders - we are doing a test hole and the building inspector is going to come and look - if we go down as far as foundations of bungalow and its limestone - we are ok no survey needed and that will be as far as footings need to go - if we dig down and find sand then we have to dig beyond that as it may be a layer of sand - whats underneath? If we dig down and its clay then we have to have this survey done and a plan drawn up - it would then be high, medium or low - this is in relation to shrinkage chances - if it is low then a dig of 2.3 metres is need, medium is 2.8 metres and if it is high then a dig of 3.2 metres. If the surveyor says its borderline then a soil sample has to be sent to the lab which will cost £90 inc vat. This is in addition to having the trees removed which will cost £500. I have everythign and I mean everything crossed for the building inspector to find good news but we just arent the lucky usually. I am gutted as this may mean we cannot do the extension - not if its going to add anything up to somewhere around 6-7k onto the cost of the extension. Hubby says NO!!!
